What Does the Cleaning Process Involve ?
Because the cleaning is a wet process we protect your skirtings & islands with appropriate wraps and boards before starting. Using diamond encrusted brushes on a rotary machine, specialist chemicals & a wet vac, the floors are cleaned twice and rinsed three times.
What Is The Difference Between Clean Only & Cleaning & Honing ?
The cleaning process described above will definitely get into all the nooks, crannies & grout lines. However, If there are variations in the ware of the stone in the high traffic areas the cleaning process my expose this. That’s where honing comes in. Honing is the process of effectively sanding the stones surface with a fine grit (220 grit) that evens out any patchiness & ware on the high traffic areas.
What Is The Difference Between an Impregnator & A Topical Seal ?
Impregnators and topical seals are both stain blockers and colour enhancers waterproofing the stone, making water dirt and grease bead on the surface rather than soak in. Impregnators works similar to scotch guard on suede shoes, they sit in the pores of the stone and grout lines protecting it from within, where as topical seals are more like shoe polish that sit on the surface. As a result topical seals are more likely to wear out in the high traffic areas, while impregnators hide in the pores of the stone. Impregnators produce a Matt finish while topical seals can either be a matt or satin.
What Is The Difference Between A Breathable & Non - Breathable Protecting Solutions & Why Does It Matter ?
Properties built pre 1965 may not have a damp proof membrane (DPM) under the floors as a result you are restricted to using breathable protecting solutions to protect your stone ( impregnators or floor wax ). The reason is you need to allow moisture to migrate up though the stone and off gas at the surface . If you try and use a non- breathable sealer on a floor without a DPM, the floors will look great for a couple of weeks. However, the moisture migrating through the stone will eventually break through the seal, leaving it cracked crazed and unsightly.
In summary the two critical deciding factor in determining which solution is the appropriate product to protect your stone & grout lines are whether you can guarantee having a sound DPM or not & what sheen level you prefer, either Matt or satin.

1.What is the existing state of the floor & the extent of restoration required including repairs ?
95 % of Limestone & Flagstone floors can be successfully restored, cracked and missing tiles can potentially be matched and replaced, loose stone can be lifted and re-fitted. However. there two issues that have alloded us The first being bitumen, as the name applies its nasty stuff. Despite using a bitumen solvent that turns the tar like sticky substance into an oil that can be sucked up . The quite reasonably easy looking floor seen below, turned into what I consider as fail, as despite hours of additional work it did not live up to our standards of delivering exceptional floors to exceptional standards. The only other problem that we have found to be an issue is certain old lead based red paints. Modern floor paints including gloss are not a problem, our diamond encrusted brushes combined with a stripping solution & honing powered to give the process a bit more grunt successfully removes them all.
If you are restricted to repairing rather than replacing cracked tiles & large holes in the stone, we have access to a substantial colour range of two part epoxy fillers. As an addition to the cleaning service the cost is as follows

Grout lines can become cracked, damaged, missing & highly porous over time, As an addition to the cleaning service we can remove old damaged grout lines & re-grout.
Re-grout £5 per square meter
