If you are looking for a ballpark figure for sanding your floors you have come to the right site

In summary If your floors are located within the Pitlochry Glasgow Edinbough triangle, the room is clear, the floors require no repairs, the work can be carried out during normal office hours and you are happy to put three bags of dust and rubbish in your bins per room, there are only three options affecting the cost.

What grit sanding pads we can start at. (Pine usually needs a 7 step process starting at 24 grit whereas some Hardwoods may only need a 4 step process starting at 60 grit)


All you need is the square meterage of the room to work out a ball park figure

(Length x width, remember to split the room into rectangles and add these together if the room is variable width)


Armed with the total you should be able to work out the price by choosing one from each option and multiply each option by your squares meterage, then finally adding the three figures together

Here we going to go into more detail on the 10 factors affecting the price of sanding in Scotland


1.The existing state of the floor & extent of restoration required.

A lot of hardwood floors we restore have little or no structural damage and is mainly cosmetically easily solved by sanding, either the UV cured oils have worn through, the lacquers have broken through in the high traffic areas, results in grey patches as the unprotected wood accumulates dirt, or UV bleaching by sunlight. Pine floorboards on the other hand being softwood, tends to require more structural repairs but are equally restorable. When it comers down to it all depends on how far you want to take the restoration and what you except as character. For example If plumbers and electricians have hacked the floors to death putting in access holes, we can fill the irregular cuts to disguise them, a darker stain will help, but sometimes the only way to solve the butchery is to replace boards.



2.Repair Costs

50% of floors we sand and restore have no structural damage and just need sanded and finished professionally to restore their potential. Where as predominately softwoods need more work.

Black tar-like residue around margins

This is typical of old pine floor boards and is nothing to worry about as it will be removed with the first 24 grit pass of the sander, there is no additional cost to this as it is covered by the cost of the 7 step sanding process


Gaps between boards

Tongue and grove pine floor boards have an expansion joint that opens and closes with the seasons and the prevailing atmospheric conditions. 90% of our clients see this as a feature of their beautifully restored pine floors. However, some clients want them filled because they have a tendency to accumulate dust and debris and or, there are issues of drafts that nee to be resolved. Up to about three years ago there maximum width you could fill a gap with mix and fill ( a product mixed with the dust from the 80grit sanding ) was 3mm Pallmann have brought out a new product with added fibres that allows us to successfully fill gaps unto 5mm. Using this method wider gaps can be filled, but it flys in the face of the manufactures recommendation and we do not offer this solution, as it will look great for as couple of months then fall out as the floors contract.

The only permanent solution to filling gasps wider than 5mm is wedge shaped slithers glued in with PVA.

Floating Floor Gap Repairs

Historically engineered boards were fitted as floating floors ( all our installations are glued down). The problem with floating floors is if they haven’t been installed correctly with ample expansion gaps ( 10mm around all the walls and radiator pipes ) the boards take the least line of resistance and gaps appear.The majority of the problems we have had to solve is around the radiator pipes. In order to solve the problem the skirtings need to be removed, an adequate expansion joint needs to be cut around the pipe, the boards then need to be pulled back together and the skirtings then need to be reinstated.

Splits and cracked boards

Splits on the edge of boards and structural cracks cannot be successfully repaired so that section of board, from joist to joist needs to be replaced. You can see from there costings below that replacing the boards with reclaimed wood is about double the cost of new boards and is not a necessary added expense if you are staying then floors. The only time we would recommend using reclaimed boards is if you were looking for a natural unstained pine look, as new boards would stick out like a sore thumb

When dealing with worm damaged floors, whole sections of floor may need to be replaced, as areas that don’t look too bad before sanding, can be riddled with structural damage and the first pass of the sander exposes the tunnels just below the surface

Worm damaged floors are the only floors I’ve come across where it’s not been cost effective to restore and it’s been better to treat and replace rather than attempt to restore. That however doesn’t mean to say that if you find inactive worm damage in one area of floor, the floor is a write off and it will be worth us popping in to assess the viability of restoration.

4.Are you looking to change the natural colour of the floors ?

You can stain your floors from shades of Nordic whites through to ebonies & black and any shade of brown in between.

The Morrels colour fast stains have a huge colour range to choose from and they are the most cost effective, because we can stain your floors and within half an hour we can go on to prime and lacquer them. However, if we use a Bona 2k oil to stain your floors ( some argue that they can give hardwoods more of a lustre when over lacquered ) we need to wait over-night for the hardener in the oils to cure.

If you looking to get the work done outside normal office hours there are additional charges detailed on our calculator, this is because we need to pay our staff time and a half on Saturdays and between 6pm and midnight and double time on Sundays and between midnight and 6am.
